Reading From the Same Blueprint: Why Buyers and Agents Must Align to Buy the Right Off-the-Plan Apartment in 2026

If you've walked through a display suite in Perth this year, you'll know the feeling.

The renders look incredible. The floorplans make sense. The price list seems reasonable. And yet buying an apartment that doesn't exist yet asks you to take a leap that buying an established home never does.

You can't open the cupboards. You can't stand on the balcony at sunset. You can't hear what the street sounds like at 7am.

So, what are you buying?

Confidence.

Confidence in the developer, the project, the suburb's future, and the person sitting across the table from you.

In 2026 that confidence is being tested. Buyers have more choice, more incentives to weigh up and more questions than ever. And time and time again, the purchases that go smoothly, with buyers who are genuinely happy at settlement, share one thing.

The buyer and the sales rep were on the same page from the very first conversation.

Same needs. Same expectations. Same clock.

Align Your Needs: The Right Apartment Starts With the Right Questions

A good off-the-plan sales rep should be asking you more questions than you ask them, at least at the start.

Not an interrogation. A conversation.

  • Where do you live now?
  • Why are you buying?
  •           What stage of life are you at?
  • What budget are you working with?
  •           Which features can't you live without?

The answers change everything, because the projects we're currently selling are four very different stories.

A first home buyer who needs to stop paying rent sooner rather than later might be a perfect fit for Centro by SKS at Cockburn Central. One-bedroom apartments start from $560,000, construction completes this year, residents move in from early 2027, and the train station is at the front door.

An investor or young professional who wants the river and the city edge might be drawn to Burswood Green, also by SKS. Stage 1 sold out in a week, Stage 2 is almost gone, and one-bedroom apartments start from $579,000 with deposits from $10,000.

A downsizer leaving the family home may want something more bespoke, like Jolie by WBG Property in Jolimont. It's a boutique collection of 48 residences, with only a handful of three-bedroom apartments remaining from $1.72 million.

And a buyer making a long-term lifestyle play might prefer to plant their flag at Burswood Point, Golden Sedayu's $3.8 billion masterplanned riverfront precinct. The Somerset towers are under construction, completion is expected in late 2027, and apartments start from $1.375 million.

There is no "best" project.

There's only the best project for you.

Align Your Expectations: No Surprises at Handover

The biggest risk when buying off the plan isn't the market.

It's the gap between what you imagined and what you receive.

That gap closes when every hesitation is treated as a problem to solve, not an objection to push past.

  • Worried about finance? Speak with a broker early and ask for a rent appraisal on the apartment you like, or an appraisal on your current home.
  • Not sure about the views? Ask for drone shots taken from your level. At Burswood Green, the sweeping city and river views start from Level 6. Below that, you deserve to know exactly what you'll be looking at.
  • Concerned about noise? Ask for the building's minimum acoustic ratings.
  • Nervous about the apartment market? Ask for recent sales evidence within the complex and nearby.
  • Unsure about incentives? Ask what you're actually eligible for. Off-the-plan stamp duty concessions, the First Home Owner Grant and low-deposit schemes can make a real difference, but each comes with its own criteria and deadlines.

Your sales rep should be an open book and a consultant, not a salesperson. If they won't tell you which floorplans they'd choose and why, or what concerns other buyers have raised, ask yourself why.

Align Your Time: The Clock Runs on Both Sides

Time is the resource buyers and agents most often misjudge.

In our experience, one off-the-plan purchase can take anywhere from 3 to 15 touchpoints. My most recent sale this week in the Centro Apartments to a lovely downsizer couple from Coogee took me 38! Phone calls, display suite visits, video chats, coffee catch-ups and a second, third and fourth look at the floorplans. That's normal. It's a big decision.

But time works both ways.

Buyers need to give themselves enough of it to do their due diligence properly.

Agents need to respect it by returning calls quickly, answering questions fast and following up with something worth hearing. "Just checking in" isn't an update. "The builder has been appointed and two more apartments on your level sold this week" is.

Meanwhile, the best apartments don't wait. Burswood Green's Stage 1 sold out in a single week. Jolie is down to its final few residences. Incentives can be switched off with little notice.

That's why the hold matters. A good sales rep will offer to put an apartment on hold while you check your finances or have your lawyer review the contract. It buys you time without losing the apartment you love.

And if the answer is "not yet", that's fine too. A 'no' this month is often a 'yes' next month.

Same Page, Same Plan

Buying off the plan in 2026 isn't about being swept up by beautiful renders or chasing the last available concession.

It's about alignment.

When a buyer is honest about what they need, a sales rep is honest about what a project can and can't deliver, and both agree on the timeline to get there, the right apartment tends to reveal itself.

The wrong one does too. And that's just as valuable.

If you're considering Burswood Green, Jolie, Centro, or Burswood Point, our team would love to sit down with you, whether it's in our office, at the display suite or over a coffee nearby, and make sure we're reading from the same blueprint.
